Retail... Offices... Condominiums...
The South Peak project has been divided into 5 zones and will be developed as such. The designed zones follow the development as you would travel from the signalized entrance at 419 through an eventual exit onto Interstate 220. Because of the size of the South Peak development the project will be developed in these phases. The timing may change but we believe that the zones will be developed in the following order: |

Because South Peak represents a community, no single zone is designed to stand by itself. They all fit together. The boutique retail drives the residential and the residential drives the office. No longer are people enticed by a single use. Their desire is to find communities where they can find several different types of entertainments and services within walking distance. This is a growing trend we see now even in smaller communities such as the Daleville Town Center being developed in Botetourt County. All the zones working together create a platform that will be a community asset for Roanoke County and the entire Valley for the foreseeable future. We are estimating a total investment that excludes the CDA improvements of one hundred and forty million dollars ($140,000,000) in 2009 dollars.
Zone 1 will be a mix of local and national retailers with an overall design that would be compatable with an Asheville architecture. The design is multi-level and focused on the concept of creating a town center/main street feel. The type of retail will be dominated by boutique-like shops offering a mix of goods and services. The areas between the shops will offer amenities such as fountains and fire pits and areas where outside vendors can set up to sell local crafts. This will be an area where summer concerts will be offered as well as other seasonal venues which will be completed by tasteful lighting and luxurious landscaping. This will create an enticing environment for people to visit and interact in which now can only be found in the downtown area. The synergy created from people interacting and walking around main street will be visible to passer byes on Electric Road and Interstate 220 which act as a beacon pulling more people in who will want to be part of the experience.
The parking garage will allow for the retail density to be developed that will support the main street area. The parking garage, like the other structures, will be hidden under the buildings and designed with compatible architecture. This area will very much appear to be an extension of the retail space.
Zone 2 will have the benefit of a new Hilton Garden Inn. The Hotel will offer magnificent views and units will create an additional place for visitors to Roanoke County to stay or for those who already live here and want to have an escape for a luxury weekend. Most importantly, the Hilton Garden Inn will attract business travelers who will stay at the hotel and then have access to the entire South Peak development.
Currently, the Roanoke Valley, despite our magnificent views, only offers one restaurant with a view. The restaurants at South Peak will have views that encompass the entire Roanoke Valley, creating a unique destination dining experience. The restaurants who have shown interest are several local eating establishments looking to expand as well as other national restaurants that follow national brands. Of all the parties that have shown an interest in South Peak, restaurants have, by far, been the most eager to be a part of this development. The current lack of sites with infrastructure has created a pent-up demand for new restaurants in the Electric Road area that South Peak will be able to meet.
The final piece to Zone 2 will be the class A office building. The business that takes up this space will have the benefit of offering its team members access to shopping and dining within walking distance as well as views that would enhance any conference room. The close proximity to Interstate 220 will also act has an unqiue feature only offered because of South Peak’s location.
Zone 3 will be an office park that will allow businesses to be located at the busiest business corridor in Roanoke County. Currently, the lack of an office park environment has caused several businesses to locate in markets like Richmond and Greensboro where new office space is already available with the ability to expand. Nowhere else is a project already zoned that will allow this amount of Class A space at a location which offers premium views and close proximity of shopping and upper-end housing.
The synergy of the development around this zone will attract businesses who want to be a part of a community where downtown concerns will not apply. The ability to offer businesses this opportunity at this location will help Roanoke County compete for business who are looking on a regional and national scale.
Zone 4: The Residences at South Peak will include 30 condominium units of 1, 2 and 3 bedrooms of the proposed build-out of 113 units.

The opening of these facilities will create an opportunity to offer new luxury housing to medical professionals moving to the valley, while attracting the existing market as well. It will also be one of the first new communities to open in the exclusive Hunting Hills or South Roanoke neighborhoods. This community will be designed and marketed to professionals who are looking for a residence with magnificent views and luxurious surroundings.
Zone 5 will be designed very similar to the residences in zone 4. |
